If you are ready to buy your new dream property then there are a few things you need to make sure of before you sign on the dotted line, which will save you time and money.
It is a very stressful time buying a new home , even a mobile home, you want to know your getting a good deal.
1. Is there any liens on the title?
What is a lien? It's a claim that someone or something has on property that you possess or use. The individual or entity that has the claim—such as a lender—can repossess or foreclose on the property if you don't make payments on an associated loan or perform other agreed-upon terms.
So the first thing I would ask the seller if there are any leans on the titles, you want to make sure that the property is free and clear and your not going to has to deal with that when your change the property to your name, Make sure it is free of past debts so you can clearly be the new owner.
2.Lot rent is up to date
The convenience of living in a mobile home community is great, you feel like you belong and the security and piece of mind is great. With that comes a Lot rent. Usually very reasonable prices for what you get.
But before you buy a mobile home with a lot rent, you need to verify if the Lot rent is up to date. If the lot rent is not up to date the park isn’t going to sign your agreement. The current owner is going to have to make sure its paid up to date , or the owner will need to pay off the outstanding debt before you can sign. This will definitely slow things down for you.
Ask the current owners for the paper work if they cant produce. You can ask the Park owner for this.
3. All the taxes are paid up to date,
Mobile homes have become a popular residential option for a lot of people because they are typically more affordable compared to on-site built homes. Mobile homes even come with features and benefits that you might not find in on-site built homes. However, there are so many things you need to know about this kind of home before ownership. Such as, do you pay property taxes on a mobile home?
When buying a mobile home you don’t want to inherit any old back taxes, from years ago

4. Ask if any major items have to be repaired in the past 6 months
The last think you want to verify is , ask the property owners if any of the major big tickets items have been repaired or any issues in the last 6 months.
